Spring Housing Market: A Market in Bloom
The spring market started string with great momentum in Northern Virginia, but in a more measured way than the rapid pace of recent years. While activity is increasing, the market remains shaped by limited inventory and steady buyer demand. Active listings in the region rose 11.8% year-over-year, yet supply is still tight at just over one month, keeping conditions competitive.
What's in store for mid spring?
This spring market got off to a slower start than expected, largely due to lingering snow and unusually cold temperatures. Safety concerns around icy conditions made it difficult to schedule staging and host open houses early in the season.
However, once conditions improved, the market began picking up momentum. Sellers who had prepared their homes early for a 2026 listing—and were ready to go live—saw strong results. Motivated buyers, eager after a long winter with limited inventory, were out in full force. In high-demand neighborhoods, multiple offers became common. In fact, one early March open house attracted over 100 visitors across several well-prepared listings.
However entering May we started to see more listings and mild pricing.
What does this mean for home buyers?
The market is moving, just with a bit more breathing room. Homes are taking slightly longer to sell, with the Washington, DC metro area averaging around 30 days on market in early 2026, a notable increase from the previous year. Well-prepared, move-in ready homes continue to attract strong interest and, in many cases, multiple offers, especially when priced strategically.
Buyers are re-entering the market with more confidence and patience, while sellers need to be more intentional than ever. This spring presents an opportunity on both sides: a chance for buyers to act with less pressure, and for sellers to stand out with thoughtful preparation. The pace may be more balanced, but demand remains strong.
Recent Statistics
Interest rates dipped in early spring to the lowest level since October 2025, but bounced back in late March (see above). While the NAR had previously forecasted a 14% increase in home sales this year, that outlook will be revised due to ongoing mortgage rate volatility.
Lastly, mortgage rates have been especially unpredictable, with swings of more than three-quarters of a percentage point in a single day. If you're a prospective buyer, it’s important not to base your decision solely on these fluctuations. Instead, focus on factors like your need for space, commute, overall affordability, and finding the right home. These are the most important considerations in this low-inventory housing market, especially in highly desirable areas.

The spring market is finding its rhythm. For buyers, this season offers a welcome window to re-engage with greater confidence and less pressure. For sellers, success will hinge on well-prepared listings with thoughtful presentation.
